Our conclusions relating to the estimated market performance of the subject hotel
and market feasibility of the proposed project are based on the following factors:
An opening date of June 30th, 2008 has been assumed for the proposed project.
We have based our estimates of operating results on the assumption that the hotel
will be a full service property positioned at the top of the local market in terms
of product quality and service levels. Additionally, the property will include the
